The Proxima

The Proxima occupies a prominent landmark site at the heart of Esquimalt’s evolving urban core. Envisioned as both a gateway and a gathering place, the development transforms five underutilized parcels into a vibrant, community-focused residential destination.

Responding to the site’s natural slope, two interconnected five- and six-storey buildings step with the topography, creating a dynamic architectural presence while maintaining a comfortable human scale. A glazed atrium links the buildings and draws residents inward to a landscaped interior courtyard—an intimate retreat that balances the project’s strong urban edge.

The development delivers 89 new homes designed to support Esquimalt’s growing and diverse population, including 84 apartments and five street-oriented townhouses that activate the public realm. At the prominent corner, a transparent and welcoming main entrance opens onto a generous, sun-filled plaza, establishing a lively interface between building and street and encouraging everyday social interaction.

Sustainability and mobility are foundational to the project vision. Located within walking distance of transit, shops, and services, The Proxima prioritizes active and shared transportation over single-occupant vehicle use. Residents will receive a one-year transit pass, access to a dedicated on-site MODO carshare vehicle, and carshare memberships for all households. Extensive Class 1 bicycle parking—including space for cargo bikes and infrastructure to support e-bikes—further reinforces the shift toward low-carbon mobility. EV infrastructure is provided at all parking stalls, supporting a seamless transition to electric vehicles.

The Proxima sets a new benchmark for thoughtful urban intensification—bringing housing, sustainability, and community life together on one of Esquimalt’s most visible and significant sites.
