On this distinctive site in the Western Communities, the project presented a rare opportunity to shape the final chapter of a decades-long redevelopment initiative focused on delivering much-needed “missing middle” housing. As the last remaining parcel, the site carried both responsibility and potential—to create a thoughtful, enduring place that would complete the neighbourhood with care and intention.
Defined by dramatic topography and mature Pacific madrone trees, the landscape became a primary driver of the design. Although previously disturbed, the site still retained significant natural character, and the architectural response prioritizes its preservation and enhancement. By locating all parking entirely below grade, the design minimizes surface disruption and allows the built form to engage more sensitively with the land.
Moving away from conventional townhouse patterns dominated by streets and driveways, the proposal reimagines attached housing as a “neighbourhood within a neighbourhood.” A series of three-storey residential buildings are arranged above a shared underground parking structure, organized around a central greenway that replaces asphalt with landscape. This linear open space functions as both circulation and social realm—encouraging everyday encounters, outdoor activity, and a strong connection to nature.
The development delivers 53 homes in a mix of one-, two-, and three-bedroom units, offering diverse housing options while fostering a sense of belonging. Together, architecture and landscape work in harmony to create a community that is both rooted in place and responsive to the evolving needs of the Western Communities.
