This project reimagines two underutilized sites in a growing up-island community as a thoughtfully designed, multi-residential development that contributes meaningfully to the region’s evolving housing needs. Through a strategy of gentle densification, the proposal replaces two single-family homes with up to 32 new residences, carefully scaled to integrate with the surrounding neighbourhood while increasing housing choice and diversity.
Designed with inclusivity at its core, the development offers homes for residents of all ages and abilities. Four ground-oriented two-bedroom units create a strong connection to the street and community, including two fully accessible homes. Above, a curated mix of one- and two-bedroom units provides flexible living options suited to a wide range of lifestyles.
Sustainability is a central pillar of the design approach. The project embraces a low-carbon future by reducing reliance on private vehicles and prioritizing active transportation through enhanced bicycle parking and support for alternative modes of travel. High-performance building systems, EV charging for cars and bikes, and the integration of renewable energy strategies—including the exploration of geothermal heating and on-site solar PV—work together to minimize environmental impact while supporting long-term resilience.
Together, these strategies create a forward-looking residential community that balances livability, accessibility, and climate responsibility—setting a new benchmark for gentle densification in growing up-island communities.
